Housing affordability in the U.S. continues to be an issue nationwide. We focus on middle income properties with a more affordable rent profile.
-
Multifamily is recession resilient because of continued demand even during difficult economic environments.
-
The income generated from multifamily investments benefits from tax deductions related to mortgage interest, property taxes and depreciation.

Ashland Capital has successfully invested in well-located student-housing assets in strong university markets. Student-housing has proven to drive returns throughout macro-economic downturns with rent growth and occupancy metrics outperforming even traditional multifamily apartments.
-
Supply of housing around large universities is limited and benefits from continued enrollment growth.
-
During difficult economic environments, people prioritize education to improve their employment prospects.
-
Properties have full year leases with parental guarantees on the leases.
-
The income generated from multifamily investments benefits from tax deductions related to mortgage interest, property taxes and depreciation.

Alix Kogan has been involved in Real Estate investing, Construction, Real Estate Development and Private Lending for the last 25 years starting out in Durango Colorado and eventually investing Nationwide. Alix and his family, and Ashland Capital are currently based out of his home town Chicago.
His first company, Kogan Builders, is still going strong designing and building custom homes in the beautiful mountains of Durango Colorado. Alix had a successful sale and liquidity event in late 2019, selling his construction and development firm and a Real Estate portfolio built over 20 plus years. In 2017 Alix and his family moved back to Chicago and he started shifting Investments into larger institutional quality assets nationwide and has grown into a respectable boutique private equity firm focused on Multifamily, Student Housing and private credit lending.
Shortly after starting his own building company in 1999, Alix started investing in Real estate with single family spec homes, single family rentals, commercial space, private lending, student housing and of course multifamily rentals. As Alix grew the construction and development firm, he consistently invested in real estate and private lending. This eventually led to friends and family investing alongside him. Today, the firm has evolved into a full-blown private equity firm serving hundreds of investors, including family offices and personal family capital.
Over the past 20 years, Alix has spearheaded the development of numerous ground-up projects, including townhomes, mixed-use properties, and single-family homes. Alix and Ashland now own over 2,000 apartment units and 1,400 student housing beds. Additionally, they operate a private credit fund that generates consistent cash flow for their investors. Alix's extensive experience and expertise across multiple real estate asset classes allow them to focus full-time on growing the Ashland platform and helping investors achieve risk-adjusted returns.
